Understanding exterior coatings

Why is an exterior space different than a garage?

When we arrive to coat a project, we must consider numerous variables to ensure durability. First, we assess the condition of the concrete: is it hard, is the surface chipping or deteriorating, is there significant water damage, or are there signs of efflorescence indicating excessive moisture? We also evaluate the surrounding vegetation: is it a desert landscape with minimal watering or an irrigated area prone to large amounts of water frequently? Additionally, we consider the presence of grass or dense vegetation that could increase moisture-related issues. Other factors include sunlight exposure, the types of pets in the household, the frequency of cleaning, the likelihood of tire traffic, the slope of the area, and how these elements affect traction and durability.

What to expect

Our mission is to deliver exceptional quality at a competitive price. Our exterior coating options start at $1,750. We provide a free onsite consultation to assess your concrete, take measurements, show samples, and recommend an option suited to your space.

Proper installation matters.

What is our process?

When considering exterior coating services, we start by determining the most suitable option for the project. Whether it's a decorative flake floor, a decorative quartz floor, a solid color (neat coat), a grind and seal, or a stain and seal, we first assess the surrounding conditions.

Next, we test the moisture content in the concrete to address and mitigate any potential moisture issues. For most of our coatings, we must weigh the products and their benefits. While epoxy is not UV stable and may yellow or fade in direct sunlight, it includes a built-in moisture barrier of 8 lbs. The average moisture level we encounter in exterior applications is around 5 lbs.

Another popular option is polyaspartic coatings, which are fully UV stable and will not yellow or fade in sunlight. However, polyaspartic coatings only retain 3 lbs of moisture, and with the average being 5 lbs, this poses a significant risk for moisture-related failures.

Keeping all this in mind, for a flake, quartz, or solid-color coating, we begin by repairing and preparing the concrete. We then apply an epoxy-based primer for moisture protection to prevent delamination. After the coating, we apply a pigmented polyaspartic coating for UV stability. If we’re installing flake or quartz floor, this is when we broadcast those materials. Finally, we profile the flake or quartz and apply another polyaspartic clear coat. A decorative quartz floor will often require two top coats.
